Policies, Terms & Conditions

Our management requests your cooperation in observing the following as an agreement between our guests and Seabirds Kure Beach. Doing so ensures that your stay is an enjoyable experience that you'll want to have time after time.


We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.


Seabirds is a self-service hotel offering fully automated check-in. So, no need to wait at a front desk! Our check in process is 100% contact free. Upon booking your reservation through our website or another online travel site, you will receive a confirmation email with detailed check-in instructions. You will receive room and code on the morning of arrival via text. Although we don’t have a front desk, our friendly staff is available by phone call, text or email should you have any questions at all. Our staff’s contact info is provided in your confirmation email. If you don’t receive a confirmation

Check-in is at 4:00 PM


Check-out is at 11:00 AM


Deposit and Payment

A deposit of the first nights stay including taxes and fees is due at the time of booking. The remaining balance will be charged 24-48 hours prior to arrival.


Please note- We do not accept payment on site. Payment must be made ahead as we do not have an office on site.


Early Check-in/Late Check-out

We do not offer early check-ins or late check-outs at this time. Late departures, unless pre-approved, will incur a disruption fee of $50.

Property Representation

Our website describes the premises, position and furnishings to the best of their ability. No responsibility or refunds for alleged misinterpretation can be accepted. We are not responsible for misinformation or misrepresentation by any third party booking site. 


Parking

Strictly one car space is available per unit booking.

No liability is accepted for any injury, debt, damage, loss, delay, inconvenience or expense caused directly or by events beyond the Agent or Owner’s control. No responsibility is taken for personal property left on or near the premises. It is recommended that guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period. Failure to comply with any of the Agents’ Term of Service can result in immediate eviction without any refund of monies paid. You will also be liable for any costs incurred.


Child policies 

Children of all ages are welcome.


Rollaway bed policies

Rollaway beds are $25 per reservation and subject to availabiity. Please note- rollaways will only fit in rooms 3, 7, 11, 15, and 24. 


Keypad

We will provide you via text a numeric code to your room on the morning of your day of arrival. 


Toiletries & Linen

Linens including sheets, bath towels and basic toiletries are included for guests. Beach towels available upon request. Unless specifically stated at the time of booking, no other amenities, food or drink are provided during your stay.


Pets

Pets are welcome at Seabirds Kure Beach in our designated pet-friendly rooms only.. There is an additional charge of $35 per night (up to 2 pets).

No breed or weight restriction, but please no aggressive pets. Service animals will not be assessed a fee, however, the pet fee does still apply to emotional support animals.

While we do accept pets (dogs, cats, birds), all pets must be reported prior to arrival and any unauthorized pets will result in a $50 fine in addition to the nightly pet fee.


Parties

Strictly no parties or gatherings. Failure to comply will result in immediate eviction. No refund will be paid for unused nights accommodation.

Conditions of Use - Each room is equipped for a specific number of guests. It is against Health & Safety regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, air beds, tents, caravans, or more cars than the property accommodates are allowed. If a property is reported to be overloaded, the tenants will be asked to vacate with no refund made. If Management deems the breakdown of adults and children not suitable for that property, they have the right to refuse or cancel the booking.


Repairs & Maintenance

In the event of faults and/or malfunctions of appliances or inclusions there is no obligation for the Owner to compensate or discount. If a tradesperson is called out upon your request to carry out a repair that is found to be unnecessary, the invoice will be charged to you.


All guests are responsible for any loss or damage caused by them to the unit, furnishings or common property during their stay. Costs of additional cleaning, removal of excess garbage, repairs or replacement of items in the property will charged to your provided credit card, and an administration fee of $50 may apply.


Smoking

SMOKING of any kind is prohibited inside. This includes cigarettes, cigars, vaping, pipes, marijuana and e-cigarettes. Breach of this policy will incur a cost for the deodorizing of all curtains, soft furnishings or any asset which needs cleaning. Excess cleaning due to smoking could be up to $500.00 assessed to your credit card if it is deemed by management that smoking has transpired in the room and you will be asked to leave without refund. Please keep room doors closed when smoking outside and do not smoke directly in front of your door or from your window.


Additional Charges

Credit card holder consents to be liable for delayed and amended charges. This applies to amenities consumed, ruined, or absent from the rooms after housekeeping inventory. 


Cancellation Policy


A 7-day notice via call, text or email must be received for a full refund. Cancellations less than 7 days prior to arrival will not be refunded the deposit.


Any change-of-dates requests (including shortening a reservation) can be made 1 time, must be made 72 hours prior to your confirmed arrival and are subject to availability and minimum stay restrictions. Within 72 hours prior to arrival, no changes can be made to the reservation. After check-in, a shortened stay will remain charged in full per the original reservation. 


Please note cancellation policies will differ on 3rd party booking platforms such as Airbnb, Expedia, and Booking.com.


Weather

No refunds for unmet weather expectations. We recommend that all guests look into purchasing travel insurance to help protect yourself from any losses. 


Hurricane/Named Storm Policy

In the event that there is a hurricane or storm warning issued by the US National Weather Center, guests due to travel within 72 hours of the warning will not incur a penalty for rescheduling their stay.

If you have booked through a third-party, please reach out to those providers for fees assessed by them. The safety and well-being of our guests are of the utmost importance.
